Plans to turn agricultural land in Bosham into a glamping site have been rejected by Chichester District Council.
The proposal, submitted by D Strange & Sons, sought permission to change the use of land at Rectory Farm in Walton Lane.
Planning officers refused the application on a number of grounds, including concerns that the site is located in an unsustainable rural area.
They said the development would rely heavily on visitors travelling by car, rather than walking, cycling or using public transport.
Officers also concluded that insufficient evidence had been provided to show there was a clear need for the glamping site.
In addition, the land falls within the 5.6km ‘zone of influence’ of the Chichester Harbour and Langstone Harbour Special Protection Area.
Planning officers noted that increased overnight accommodation in the area has previously led to “significant harm” as a result of recreational disturbance.
More details about the application can be found on the council’s planning portal using reference 25/02977/FUL.
