Plans to build 92 homes in Southbourne have been submitted to Chichester District Council.
The outline application from Elivia Homes seeks permission to build on land on the south side of Cooks Lane.
If approved, the development will be made up of one, two, three and four-bedroom homes, with land set aside for a railway bridge over to the Priors Orchard area.
A statement submitted with the application said: “The proposal presents a well-considered design that responds sensitively to its setting beside Southbourne Village.
“Evidence-based analysis has informed an Illustrative Masterplan that makes best use of the site’s constraints and opportunities, complementing the surrounding built character while limiting impacts on ecology and nearby heritage assets.
“The scheme has the potential to deliver 92 new homes, including 28 – 30 per cent – affordable units, all exceeding current building regulations for energy performance.
“It also introduces new public open spaces that strengthen local green links and improve connectivity across the parish.”
