Fire crews are tackling a blaze at a derelict building in Ashburnham Road, Eastbourne, which has been badly damaged and is now at risk of collapse.
East Sussex Fire & Rescue Service (ESFRS) were called to the property at 16:55 GMT on Thursday and urged residents to keep doors and windows closed and to avoid the area.
A spokesperson said firefighters are making "steady progress" but strong winds have made containment challenging.
The crews worked to stop the fire spreading to neighbouring homes and are expected to remain at the scene overnight.
Motorists are warned that the road may stay closed during the morning rush hour, and alternative routes should be used.
No injuries have been reported, and the cause of the fire is currently unknown.
