Plans have been submitted to Mid Sussex District Council for a development of up to 210 homes in Sayers Common.

The outline application, put forward by Welbeck Strategic Land, proposes building on land at Coombe Farm, London Road. If approved, the development would include 21 one-bedroom, 58 two-bedroom, 86 three-bedroom, and 45 four-bedroom homes, with 41 of the properties classed as affordable.

The council has received one letter of objection, which expressed concern that the development would “dramatically alter the rural character and identity of Sayers Common.”

Other issues raised included loss of agricultural land, impact on wildlife, flooding and drainage concerns, increased traffic, and pressures on local infrastructure.

A design statement submitted with the application emphasises that the development aims to create a sustainable community within a woodland setting, with public open spaces, pedestrian and cycling connections, and new play facilities.

The statement adds that the scheme will maintain existing public rights of way while encouraging a vibrant and inclusive community.
